This LG Electronics $11,800,000 project is a 283,000 sq. ft. manufacturing facility in Monterrey, N.L., Mexico, designed with provisions for a future expansion and a railroad spur extending into the factory for loading/unloading operations. This manufacturing facility includes a 2,800 sq. ft. cafeteria and 34,000 sq. ft. mezzanine for in-plant offices. The total construction time for this building was 8 months from concept to substantial completion.
The LG plant facility was designed for the production of refrigerators for both Latin American and U.S. markets. Both production lines stretch 1,200 ft. each progressing through two pre-assembly areas, foam injection assembly, inspection, and packaging. The in-house warehouse can hold 40,000 refrigerators. The factory has two rail sidings; one is for units going to Mexico, while the other is for U.S.-bound units.
Some of the project challenges encountered and managed during the construction phase of the project entailed the coordination and scheduling of the pre-fabricated structural system and rescheduling of construction activities to offset inclement weather delays as well as special equipment foundation changes.

Bid Documents; consisting of project bid drawings, specifications project manual, project general conditions and bid forms. Bid Requests, Bid Analysis and Contractor Selection; bidder pre-qualification, bid request, comparative and enhanced bid evaluations. Contractor Selection Processes; contract award recommendations based on risk management and best value analysis. Contruction Management; full-time construction quality assurance and construction management.
The value engineering provided by ECM International for this project resulted in a $500,000 project cost reduction resulting from our electrical engineers providing an alternate main feeder and substation system and earned value during the bid evaluations process throughout project completion. Our project management processes resulted in the successful, timely delivery of the LG project, and within the allocated budget.
